Perthshire THE PLACE to live
Perth’s central location makes it an ideal place to live. Located on the banks of the River Tay, this bustling market town is within an hour’s drive of all the major cities in the Central Belt of Scotland. There are excellent road and rail links to Edinburgh, Stirling, Glasgow and Dundee.
Much of the city centre is ‘traffic free’ and offers a wide range of shops, with all the major High Street brands represented as well as many smaller ‘boutique style’ outlets. The ‘Café Quarter’ around St John’s Square offers the opportunity to eat out in style in the many restaurants and pavement cafes.
Housing within the city centre is mainly flats in traditional stone built tenement buildings. But in recent years there has been a considerable increase in ‘new build’ luxury apartments to meets the needs of the young professionals who commute to work further afield but enjoy the slower pace of Perth. On the perimeter of the centre, overlooking open parkland, elegant Georgian terraced houses can be found, some of which have been converted into apartments.
The Suburbs
Craigie
Craigie is sometimes called the ‘village in Perth’ with its own shopping area centred around Craigie Cross. The city centre is within walking distance as are the bus and rail stations. Local amenities include a leisure centre, ice rink and library. There are two excellent primary schools, Craigie PS and Moncrieffe PS, both in the catchment area of Perth High School. Craigie has a wide variety of housing stock including flats for the first time buyers or buy to let investor, stone built Victorian villas and semi villas and a substantial number of properties formerly owned by the local authority but now mainly in private ownership.
Oakbank, Burghmuir & Western Edge
Oakbank and Burghmuir are established areas of Perth on the western side of the city with housing there mainly built in the 1960’s by local builders A & J Stephen and G S Brown Construction. The area was further developed in the 1990’s into what is locally known as the Western Edge and more recently small select executive developments have been added to the housing stock. One of the main benefits of living on this side of the city is the easy accessibility at Broxden to the main motorway network (M90) which links Perth to all the major cities and airports throughout the Central Belt. The area is popular with young professional families especially because of the two very well respected primary schools, Oakbank PS and Viewlands PS. Perth High School and Perth Academy are also situated nearby.
Letham, Hillyland & Tulloch
Letham, Hillyland and Tulloch are large housing estates built by the Local Authority but where a large proportion of the properties are now privately owned. Here you will find flats and neat streets of well cared for two or three bed roomed semi detached or terraced houses. They offer very good value for money for the young couple looking to establish their first home. Primary schools serving these areas include Letham PS, Tulloch PS and Our Lady’s PS. Secondary education is covered by Perth Academy, Perth Grammar and St Columbas RC School respectively.
Muirton
Muirton easily divides geographically into two distinct areas. The older area is bounded by the North Inch and Dunkeld Road and consists of blocks of low rise flats, once mainly for rent, but now in private ownership. North Muirton is another large housing estate built by the Local Authority in the late 1960’s and has a well established community spirit with many residents living there for many years. It has its own primary school. Situated on the northern edge of the city, North Muirton is bounded by open countryside with Scone Palace visible on the opposite bank of the Tay.
Kinnoull & Gannochy
Kinnoull boasts some of the finest properties in the most desirable and prestigious addresses. There are many individually designed properties with large mature gardens through out this part of Perth. Many of the properties were built in the Victorian age and are of proportions rarely seen in modern homes. There are also modern substantial properties in the area around St Mary’s Monastery. Kinnoull is served by its own primary school and is in the catchment for Perth High School.
Scone
Reportedly the largest village in Scotland, Scone is located approximately two miles north east of Perth. Its thriving community is made up by a wide range of age groups with activities to cater for all. Scone has a primary school, Robert Douglas Memorial which is a ‘feeder’ for Perth Academy. Here you will find a variety of different style properties ranging from terraced and semi detached villas built by the local authority but now in private ownership to traditional stone built properties. But in the main, substantial bungalows with exceptionally generous gardens dominate the market. Mostly built in the 1960’s and 1970’s by well respected local builder A&J Stephen they represent outstanding value for money. Scone has experienced continued growth recently but still manages to retain its “village appeal”.

They will liaise with the surveyor on your behalf and arrange for any additional expert reports requested by the surveyor. The Home Report can seem daunting, but we are experts in the property market and being part of Kippen Campbell Solicitors have legal advisors on hand should the need arise.
The Home Report means that the seller now has a valuation before the sale process begins and especially in the current market this will give a very good indication of the price the property is likely to achieve. Prospective buyers can view the Home Report online via the Perthshire Solicitors’ Property Centre website but only with the permission of the seller.
Once you have decided to go ahead and market your property please allow at least 5 working days to complete the Home Report. Although this is longer than in the past the benefits are apparent when an offer is received and all the ground work is done.

MARKETING YOUR PROPERTY
Once your property is on the market viewings should soon start and hopefully some interest generated. In these more difficult marketing times it is essential to give priority to presenting your property and maximise your potential viewings. Bearing in mind that most buyers make up their minds within the first few minutes of the viewing, first impressions are important. A well presented property will attract attention. Keep rooms ‘clutter free’ especially in the kitchen and bathroom. Flowers and plants always create a welcoming atmosphere and the old trick of the aroma of fresh coffee and home baking really does work!!! Please, please switch the television off.
NOTES OF INTEREST
Your sales co-ordinator will keep you up dated regularly. She will call each viewer the following day and pass all the comments to you. From all this information we will gauge the interest. A genuine purchaser will contact his solicitor quickly and he in turn will call us to ‘note interest’. This is only an indication of intention and does not put any obligation on the prospective buyer to offer nor on the seller to give him an opportunity to offer or set a closing date.
CLOSING DATE
Not quite so common in the current property market but properties with a lot of interested buyers normally go to a closing date. It is the fairest way to give all the opportunity to offer and usually means a good price for the seller. Normally set for 11am on a pre arranged date, sealed offers are received from the solicitors acting for the interested buyers. You would be very welcome to come to the office when the offers are opened. But please remember there is no legal obligation to accept an offer at a closing date.
